About AffordNest
AffordNest is a free, static directory of multifamily housing properties that participate in HUD assistance and subsidy programs.
Where the data comes from
Every property listing on AffordNest is drawn verbatim from a single authoritative public source:
| Dataset | HUD Multifamily Properties – Assisted (HUD Open Data / GIS FeatureServer) |
|---|---|
| Publisher | U.S. Department of Housing and Urban Development (HUD) |
| Access endpoint | HUD ArcGIS FeatureServer |
| Snapshot date | July 4, 2026 |
| Records published | 23,763 properties (all records with a usable address and state) |
We publish only the fields HUD provides for each property: property name, street address, city, state, ZIP, county, total and HUD-assisted unit counts, assistance category, program type, management-agent organization name, the on-site phone number in HUD's record (where present), and HUD's own Property ID. We do not add, estimate, or infer any information. If a field is blank in HUD's data, it is simply omitted from the listing.
What AffordNest does NOT do
- We do not invent phone numbers, rents, income limits, waitlist statuses, amenities, or availability.
- We do not publish Fair Market Rent or income-limit figures, because we do not present any rent or income number we cannot source directly and officially.
- We do not process applications, manage properties, or represent that any unit is currently available.
How to confirm availability
HUD data is a point-in-time snapshot and does not reflect live vacancies. Always contact the property directly, or your local Public Housing Authority (PHA), to confirm eligibility, rents, and availability. You can find your PHA through the HUD Resource Locator.
